THE RIGHT CHOICE BEGINS BEFORE THE VIEWING

Construction expertise you can't see in the brochure

Anyone who has already built a home in Germany, Austria, or Switzerland knows real estate. Building in Mauritius, however, works differently.

Many of our clients have built houses themselves, developed real estate, or invested in high-end properties for years. This experience is valuable – but it cannot be applied one-to-one to Mauritius.

Due to the special structural requirements, buildings on Mauritius are constructed earthquake- and cyclone-resistant using a reinforced concrete skeleton frame. This construction method is strictly required here and differs significantly from what many buyers from German-speaking regions are used to.

Precisely for this reason, details that can hardly be recognized later on are what matter.

A finished villa shows you what it looks like – not how it was built.

Once plaster, tiles, facade, windows, and built-in fixtures are finished, many of the crucial structural details disappear. During a normal inspection, for example, you can hardly recognize,

  • how the foundation and floor slab were constructed and protected against moisture,
  • how reinforcement and reinforced concrete construction were actually executed,
  • whether critical connections were constructively and soundly resolved,
  • how windows and doors were sealed against penetrating water,
  • how roof areas, terraces, and drainage were constructed,
  • or whether errors occurred during the shell construction phase that only become noticeable years later.
A high-end kitchen, natural stone, or an infinity pool say nothing about that.

This is precisely where our difference lies – my own construction experience.

I have been developing and managing real estate projects since 39 years and have built in reinforced concrete skeleton construction myself. In Mauritius, I am regularly on construction sites, carry out construction progress and quality controls, and know numerous property developers and new construction projects not just from sales brochures and show villas, but from their actual construction execution.

That is how I know, where a closer look is needed and which details can later determine moisture, damage, maintenance effort, and the actual quality of a property.

This experience is already flowing in before purchasing into our selection of properties. We pay attention not only to what a villa looks like, but also to, who builds, how it is built, and what quality lies behind the finished surface.

We only recommend properties that we would seriously consider ourselves – and just as clearly advise against a property if we are not convinced by essential points.

FROM YOUR WISHES TO THE TARGETED SELECTION

This is how we select real estate for you

For us, a good selection of real estate does not start with a list of available properties, but with the question of what truly fits you, your plans, and your requirements.

That is why we prepare your selection and viewings specifically for you even before your arrival in Mauritius.

01

Understand your requirements

Through our personal requirement profile, you tell us exactly what is important to you regarding property, location, use, amenities, and budget.

So we know from the very beginning what we are looking for for you and which properties we can exclude right away.

02

Filter the market specifically for you

Based on your information, we will search for suitable properties and new construction projects from various providers and developers for you.

In doing so, we do not only consider location, architecture, and features. We also incorporate our experience with the respective projects, property developers, and construction quality into our selection.

03

Your personal pre-selection

We put together a targeted pre-selection of the properties that match your requirements.

For each property, you will receive a separate link containing the available information, floor plans, images, and project documents.

This allows you to get a first impression at your leisure before your trip and quickly see which properties might be of particular interest to you.

04

Select online together

About one to two weeks before your arrival, we will go through your preliminary selection together in a personal video meeting.

We discuss every interesting object, answer your questions, and narrow down the selection together.

This way, even before your arrival, we know which properties you really want to see and which ones we can cross off the list.

05

Prepare your sightseeing route

Following our conversation, we will refine your selection once again and look for other suitable properties if necessary.

Afterwards, we will plan your sightseeing route so that you can make good use of your time in Mauritius and purposefully compare the relevant properties.

06

Compare instead of viewing marathon

When you arrive in Mauritius, we won't show you as many properties as possible, but only the ones that truly fit your requirements.

We deliberately also show you comparable properties or real estate in different regions so that you have a better basis for your decision.

This allows you to experience firsthand, for example, what the North feels like compared to the West, what quality of living you get for your budget, and which location best fits your personal plans.

You can compare what feels right to you and which property actually best fulfills your requirements.

Our goal is not for you to buy a property as quickly as possible, but rather the right one for you.

CONFIDENTIAL & SECURE

Secure handling of your documents

When you choose a property, you get access to our own customer portal.

There you can [put/store] personal and confidential documents End-to-end encrypted upload and provide securely. This means you no longer need to send sensitive documents via email or WhatsApp.

If, for example, the notary requires specific documents, we grant them targeted access to the designated records. They can then retrieve these securely and directly via our portal.

This is how we also organize your document processing clearly, confidentially, and securely.

The right property begins with the right selection.

We filter the market for you, compare projects and property developers, and focus on the real estate that truly fits your requirements.

KNOW BEFORE BUYING

What you really need to look out for when buying property in Mauritius

When buying real estate in Mauritius, location, sea view, and amenities are not the only deciding factors. Developers, construction quality, legal structure, ancillary costs, and future use play an equally important role.

In this video, I will show you typical points that buyers should know and check before making a decision.

We only suggest properties to you that truly convince us.

We review projects and properties based on clear criteria and focus on the real estate that matches your requirements and stands up to closer inspection.

In short:

What does not convince us does not make it into your selection.
No compromises on construction quality, location, substance, and suitability for your goals.

CHOOSE REAL ESTATE BASED ON YOUR GOALS

Which property suits your project?

Not every property suits every goal. The decisive factor is how you want to use it, which location fits your plans, and what demands you have regarding comfort, renting, and investment.

We help you find the type of real estate that truly fits your plans in Mauritius.

We pay special attention to the location, quality of the project, management, ancillary costs, and rental opportunities.

MORE CHOICE · ATTRACTIVE INTRODUCTORY PRICES

New construction & off-plan

Buying into a high-end new construction project early often provides a greater selection of location, floor plan, and finishes, and allows buyers to benefit from more attractive entry prices.

Many property developers adjust their prices as sales and construction progress. Therefore, getting in early can be attractive—provided that the project, developer, and construction quality are convincing.

In doing so, we examine developers, construction quality, contract structure, construction progress, and the actual execution.

PLOT · PLANNING · TURNKEY

Plot & Custom Construction Project

If you want to build your own villa in Mauritius, it all starts with the right plot of land.

We support you in selecting the plot of land, develop the right concept together with you, coordinate architecture and planning, and then realize your turnkey house.

Right from the start, we take into account how you plan to use the property later on – for personal use, as an investment, or as a combination of both.

If you would like to rent out the villa in whole or in part, we can also take over the rental management for you upon request.

This creates a property that you can enjoy – and which, upon request, generates income for you at the same time.

You do not need to commit to a type of property in advance. Often, only a direct comparison reveals which solution best suits your personal plans and financial goals.
THE RIGHT SOLUTIONS CAN BE SO DIFFERENT

Three practical examples

Every buyer comes to Mauritius with different goals. That is why our work does not begin with a specific project, but with the question of what the property is supposed to do for you.

01

Owner-occupancy + letting

Initial situation

A high-end villa for several months of personal use per year – at the same time, the property should be attractive for rentals during the remaining time.

What mattered

Location, privacy, quality of living, rental potential, and a concept that works even without constant personal presence.

Our selection

We deliberately compared projects, ruled out unsuitable properties early on, and shortlisted only villas that sensibly combine both uses.

Result

A significantly smaller, targeted selection instead of a marathon of viewings.

02

Plan B & future place of residence

Initial situation

The client was not looking for a pure investment property, but rather a real estate asset that functions as a second home today and can later become their primary place of residence.

What mattered

Suitability for everyday life, infrastructure, good accessibility, quality of living, proximity to the sea, and a location that will remain pleasant in the long term.

Our selection

We compared different regions with each other and deliberately looked not only at the most spectacular properties, but at the real estate that fits the planned living situation.

Result

A decision based on real comparisons of regions, daily life, and quality of life.

03

Off-Plan & Investment

Initial situation

The search was for a high-quality new construction project with an attractive entry point and good prospects for letting and value retention.

What mattered

developer, construction quality, contract structure, construction progress, location, and the relationship between entry price and project quality.

Our selection

We compared several projects and incorporated our experiences with property developers and construction execution into the evaluation.

Result

The customer was able to focus on a few projects that fit their strategy both qualitatively and economically.

Three different goals – three different paths. Exactly why a good property search does not start with a brochure, but with your personal plans.

„We had already seen several properties in Mauritius, but were unsure which project was really right for us. Armin understood our wishes very quickly, critically evaluated several options, and ultimately led us to a property we likely wouldn't have found on our own. What was particularly valuable for us was that he not only assisted with the purchase, but also negotiated directly with the developer and clarified important details for us. Throughout the entire process, we felt we had an experienced contact by our side.“

„For us, it was important not to just buy any nice villa, but a high-end project with good construction quality and a reputable developer. This is precisely where Armin’s experience helped us enormously. He compared various projects, addressed technical details we wouldn't have noticed ourselves, and also accompanied us through the purchase process and discussions with the developer and notary. In the end, we bought a property that we truly feel secure about.“

„The move to Mauritius raised many questions for us at first: the retirement permit, bank account, documents, and the right order for each step. Armin and his team guided us through the entire process in a very structured way and always clearly told us what needed to be done next. It was especially pleasant that we had a direct contact person on site and did not have to coordinate everything ourselves. As a result, the journey was much more relaxed than we had originally expected.“

REAL ESTATE PURCHASE MAURITIUS · Q&A

Frequently asked questions about buying real estate in Mauritius

Anyone who wants to buy a property in Mauritius often has very specific questions about purchase options for foreigners, residence permits, incidental purchase costs, existing properties, and new construction projects. Here you will find the most important answers summarized compactly.

01

Can foreigners buy real estate in Mauritius?

Yes. Foreign buyers can acquire real estate in Mauritius within certain legally approved structures.

This includes in particular real estate within the Property Development Scheme (PDS),existing IRS and RES projects, certain properties within the Smart City Scheme as well as apartments in buildings with at least two floors above the ground floor, so-called Ground+2 or G+2 apartments.

Therefore, the crucial factor is not only which property you like, but also, if and under what legal structure it can be acquired by a foreign buyer.

We already check these prerequisites during the selection process so that you only deal with properties that are actually suitable for your personal situation.

02

From what purchase price can I obtain a residence permit through a property?

USD 375,000 Minimum investment in a qualifying property

When acquiring a qualified property within the respective approved programs, the relevant investment threshold is at least USD 375,000.

In the case of a qualifying real estate purchase, the foreign owner can Residence Permit apply. In the case of corresponding real estate programs, this is generally tied to the continued ownership of the qualifying property.

The spouse and – under the appropriate conditions – children can also be included in the residence regulation.

Important: Real estate purchases starting at USD 375,000 do not automatically lead to a traditional permanent residence. This is a residence permit tied to the qualifying property.
03

Can I also buy an existing property in Mauritius?

Yes. In addition to new build and off-plan projects, we also have access to selected existing properties, which are suitable for international buyers.

Even an existing property can generally qualify for a residence permit if it is located within an approved structure for this purpose and meets the corresponding legal requirements. The threshold of at least USD 375,000 also applies here for a qualifying property.

However, when it comes to existing properties, we look even closer. Among other things, we check:

  • construction quality and technical condition
  • Moisture and waterproofing
  • Roof surfaces and terraces
  • Windows, doors, facades and connections
  • Maintenance and repair history
  • existing construction and property documentation
  • Age and previous use of the property
When it comes to existing properties, we care not just about the year of construction, but above all, how it was built, serviced, and maintained.
04

Why is the age of an existing property important?

For younger existing properties, it may additionally be relevant what claims from the original construction phase still exist.

In Mauritius, under certain conditions, regulations exist for certain severe defects in structural components. In particular, a period of up to ten years after completion to be relevant.

This may include, for example, foundations, columns, beams, the structural framework, and load-bearing walls, provided that corresponding defects affect the structural stability of the building.

Therefore, in the case of existing properties, we pay particularly close attention, wherever possible, to properties that are still within this period.

An exquisitely built and well-maintained twelve-year-old villa can be significantly more interesting than a five-year-old property with moisture problems or shoddy workmanship.

The decisive factors are construction quality, condition, documentation, and maintenance – not the year of construction alone.
05

What additional purchase costs are incurred when buying real estate in Mauritius?

In addition to the actual purchase price, buying real estate in Mauritius involves government taxes, notary fees, and—depending on whether you are buying a new build or an existing property—real estate agent fees.

5 %

Registration Duty

The buyer pays a government registration fee of 5 % of the purchase price or the relevant property value.

It applies both to corresponding existing properties and to purchases within the real estate programs approved for foreign buyers.

On the seller's side, the Land Transfer Tax a.

25–50k

EDB Processing Fee

When real estate is purchased by a foreign buyer, the Economic Development Board reviews the application and issues the corresponding approval notice or Letter of Approval out.

Depending on the process and structure, a processing fee of approximately 25,000 to 50,000 MUR per case be expected.

0,5–2 %

Notary fees

The notary's fees in Mauritius are calculated on a degressive scale based on the value of the property.

First 250,000 MUR 2,0 %
Next 500,000 MUR 1,5 %
Next 1,000,000 MUR 1,0 %
Remaining amount above 0,5 %

In addition to the calculated notary fee, 15 % VAT.

Given the property prices typical for international buyers, this often results in practice in an effective notary fee of approximately 0.6 % to 1.0 % of the purchase price, plus VAT.

0 / 2–2,5 %

broker's commission

At a New build, VEFA or off-plan project directly from the developer typically applies to the buyer no additional broker commission Normally, the developer covers the real estate agent's fee.

At a existing property is the buyer's commission usually around 2.0 % to 2.5 % of the purchase price plus 15 % VAT.

That effectively equals approximately 2.3 % to 2.875 %, including VAT.

1–3k

06

Can I use my property in Mauritius myself and rent it out at the same time?

Yes. Exactly this combination is interesting for many buyers.

You can use a property yourself for several months a year, for example, and rent it out the rest of the time.

However, how flexible the rental actually is depends on the respective project and its regulations.

That is why we already check during the property selection:

  • Options for personal use
  • Short-term or long-term rental
  • management concept
  • operator structure
  • Regulations of the homeowners association
  • Rental terms
  • Demand at the respective location
If you want to partly enjoy the property yourself and rent it out the rest of the time, we will take this goal into account right from the selection process.
07

What should I check for an off-plan or newly built property in Mauritius?

When buying an off-plan property, the decision should not be made based solely on renderings, floor plans, and price lists.

We are looking in particular at:

  • Developer and previous projects
  • Construction quality
  • Contract structure
  • Payment plan
  • Construction progress
  • technical implementation
  • Project location
  • Floor plan and orientation
  • management concept
  • Options for personal use and renting out

Especially with new construction projects, many important details are no longer visible after completion.

When plaster, tiles, facades, windows, and fixtures are completed, a normal inspection often no longer reveals how elements such as the floor slab, reinforced concrete structure, waterproofing, or critical connections were actually executed.

That is why our experience flows from site inspections, construction progress reviews, and the monitoring of new construction projects in Mauritius already in the selection before the purchase.
08

Can I buy land in Mauritius and build my own villa?

An individual construction project can also be an interesting alternative to a finished villa.

Foreign buyers are subject to special legal requirements when acquiring real estate. Therefore, it must first be checked for every property, whether and under what structure the acquisition is permissible for the respective buyer.

If the prerequisites are met, we can accompany you from the plot of land to the finished villa:

Plot selection → Concept → Architecture → Planning → Bark → Handover

Right from the beginning, we take into account how you want to use the house later – exclusively for yourself, as an investment, or as a combination of personal use and renting it out.

If you would like to rent out your villa in whole or in part later, we can also organize the corresponding rental management upon request.

09

How does the property selection process specifically work with us?

We do not start by showing you as many properties as possible.

First, we would like to understand, what you want to achieve with your property in Mauritius.

To do this, we record your personal requirements, for example:

  • desired region
  • Villa or apartment
  • Owner-occupation or investment
  • Plan B or later center of life
  • Rental request
  • Budget
  • Size and equipment
  • Proximity to the sea
  • desired infrastructure

We then filter suitable properties and projects from various providers and property developers.

You are receiving a personal preselection with information, pictures, floor plans, and relevant documents.

About one to two weeks before your arrival in Mauritius, we will discuss this selection together in a video meeting. After that, we will refine the search once more and plan your viewing route.

On site, we don't show you as many as possible, but precisely the properties that match your requirements.

North or West? Villa or apartment? New build or existing property? Personal use or renting?

If you subsequently decide on a property, our own customer portal is available to you.

There you can personal and confidential documents End-to-end encrypted upload and make specifically available, for example, to your notary.

Our goal is not for you to buy just any property as quickly as possible, but for you to find the property that truly fits your plans.
