Building completion Mauritius: Quality begins long before the key handover

During the building inspection, your property is systematically inspected for defects before the key handover – in Mauritius, this is known as snagging. However, the best building inspection begins long before: with the plans and material list, and it accompanies the construction phases before sealants, pipes and connections disappear behind tiles and plaster.

I oversee new construction projects before purchase, during the construction phase and at the final acceptance of the construction. This allows quality issues and technical weaknesses to be discussed early with the construction company and specifically controlled during the construction progress. For existing properties, I check the condition before signing the contract.

THE DECISIVE DIFFERENCE

When should the construction permit process begin in Mauritius?

Best of all, before purchase. The classic building inspection takes place when the property is complete – however, many details that determine the quality are already determined during planning, material selection, and the initial construction phase.

During handover, defects can be identified, documented, and requests for rectification made. However, what has already been installed can often only be modified with considerable effort.

If I am already involved in the purchase of a new property, I can view the construction and furnishing specifications, take into account the project’s known weaknesses, and discuss with the developer which details should be improved or executed differently in your villa, apartment, or penthouse.

During the construction phase, I then check whether the agreed points are implemented and whether any new problems arise that can still be corrected in time.

Where the building permit is located throughout the entire buying process – from the reservation to the key handover – I will show you below. Process of buying real estate in Mauritius.

QUALITY IN THREE STEPS

This is how we market your property

01

Before signing the contract

Recognize quality-related issues and discuss important details as early as possible with the construction company.

02

During the construction phase

Monitor construction progress, execution, and critical details directly on the construction site.

03

At the handover

Check whether the agreed construction and furnishing quality was actually implemented.

The sooner we get involved, the more we can influence things.

Quality issues, known vulnerabilities, and improvement opportunities are best discussed while the construction is still ongoing – and not just at the key handover.

EXPERIENCE DIRECTLY ON THE CONSTRUCTION SITE

Construction progress control in Mauritius: How is the construction contractor really doing?

Before recommending a new development property, I examine what the developer has already built and how they are working on their construction sites today. Only then do I evaluate the plans and construction specifications for the new project.

When a client wants to buy a new property in Mauritius, I don't just look at the new project, the renderings, and the Sales documents attached.

First, I look at what this builder has already built.

I am familiar with numerous projects in Mauritius from my own experience; I have inspected completed properties and am currently involved in ongoing projects. Construction sites. This is how I see how a construction contractor actually works: Where are his strengths? Where are his weaknesses? What errors or performance issues occur in his projects?

After that, I review the construction and furnishing specifications, plans, and technical details of the new project. I thus link what is now being promised with what the developer has actually implemented in their previous and ongoing projects.

This way I can assess much better what the quality of construction of my client’s property should be – and above all, whether I would advise my client to purchase from this builder.

01 · PAST

What has the developer built so far?

Projects that are already completed tell me much more than a sales brochure.

I see the actual execution quality and recognize which problems or weaknesses have already occurred at this construction company.

I take this experience into account when evaluating every new project.

02 · CONTEMPORARY

How is the construction company building today?

I don't really see the work on ongoing construction sites until everything is plastered, tiled and finished.

I see how the details are actually implemented, what problems arise during the construction phase, and how the construction contractor handles necessary improvements and corrections.

That is exactly where the actual quality of construction is revealed.

03 · FUTURE

What should be built for my customer?

Now I am looking at the construction and equipment specifications, Plans and technical specifications of the property that my Customer wants to buy.

Through my experience with previous and ongoing projects, I recognize that, where we should take a closer look before signing the contract or discuss improvements with the construction company.

In this way, the past and present become a much better assessment of what my client can actually expect later on.

My focus is on construction – not just real estate sales

I have personally completed construction projects abroad for many years, including villas in Turkey. There I worked with German companies. Guidelines for low-energy construction and consistently throughout Earthquake-resistant reinforced concrete structure construction built.

This allows me to draw on more than a decade of practical experience with this construction method today. This is particularly valuable for my work in Mauritius, where I encounter a similar steel-concrete structure in many new construction projects.

This construction method brings specific technical challenges that are not common in many traditional construction methods in Germany. Therefore, I pay particular attention to the design, connections, seals, water flow, slopes, and transitions between components.

My German farming experience shapes my approach: Pay close attention, question details, and look for Look for opportunities for improvement.

„The most expensive construction problems rarely arise from spectacular errors. They arise from small details that were not given any attention during planning, material selection, or construction.“

A beautiful bathroom says nothing about the sealing under the tiles. A modern terrace does not tell you whether the water runs off reliably. A cleanly plastered window does not tell you whether the connection will still be tight in ten years. A beautiful wooden terrace does not tell you whether the wood is suited to the tropical climate.

What a developer built yesterday and how he builds today tells me a lot about what my client can expect from him tomorrow.

BUILDINGS

In which construction phases is building control in Mauritius most important?

Always when something is hidden afterwards. What is not controlled in these moments can only be examined with great effort later – or not at all.

Planning & Material List

Are the plans and construction specifications clear? Which products are installed at critical points – sealants, waterproofing, wood protection?

Structural steelwork & building envelope

Is the building being built according to plan? Is the building protected against moisture from below?

Before closing walls & floors

Are the wiring, ducts, and connections installed properly?

Sealing & Exterior Areas

Are bathrooms, terraces and roofs sealed properly before the tiles are installed?

Windows & Doors

Are the connections permanently sealed and fitted with the agreed-upon sealant?

Interior design

Do the materials and agreed equipment meet the requirements?

Before the construction completion

What needs to be corrected before the official handover?

Thus, a single control becomes Accompanying quality control over all crucial phases.

What happens if I discover a defect during the construction phase?

I document it with photos, plans, and a concrete description. Then I discuss it factually with the promoter – and with a solution proposal right away.

01DocumentingPhotos, plans and a concrete description
→
02DiscussAccurate coordination with the promoter
→
03Implementing the solutionAs soon as possible before the next construction phase begins

Conflicts don’t get anyone anywhere. Those who approach early, calmly, and with technical knowledge about what should be improved almost always reach a good solution. Promoters appreciate this, because they don’t want any complaints after the handover either.

Who actually controls things for you?

PDS projects have project-specific quality assurance. This is a valuable standard – but it has a different purpose than yours.

WHAT IS NO LONGER VISIBLE LATER

Why do many construction defects arise long before the construction is completed?

Because what determines later on the quality of moisture resistance, soundproofing and durability is already decided upon in the planning phase, when choosing materials and during the construction phase – and is also determined during the handover of the finished building with screed, plaster and tiles.

A finished villa or apartment almost always looks good at first glance. Tiles laid, walls painted, windows installed, pool filled.

Therefore, I start where many controls have not even begun: in the planning phase.

I have been working in the construction industry since 1990 and have personally completed construction projects. I know from experience which points in a drawing determine what happens later on the construction site.

Because what is planned is first built.

Therefore, I already look at architectural drawings, details of construction, and descriptions of the interior design. After that, during the construction phase, I check whether the planning is being implemented in a sensible way, which materials are actually being used, and whether improvements are still possible before the next construction phase covers up critical details.

Which eight areas can hardly be assessed in a finished property anymore?

Flat roof of a new building in Mauritius with slopes and several drainage points
01 · DACH & DEVELOPMENT

Roof and drainage

Where does the water flow if during a cyclone enormous amounts of rain fall on the roof in a short time?

I am already checking during the planning phase whether the number, location, and dimensions of the drainage systems are suitable for the roof area, whether the necessary gradient is provided, and whether a functioning emergency drainage system exists.

Roof area, slopes, drainage systems, pipe dimensions and Emergency drainage must function as a system.

02 · TERRACES & HEIGHTS

Terraces, balconies & elevation

Does the water run away from the building – or towards it?

On terraces and balconies, I check for slopes. Threshold heights, drainage points and transitions to the building.

The position of the base plate relative to the final terrain is also crucial. A few centimeters can decide whether water is directed away from the house or moisture builds up in the base area later on.

Testing the ground structure of a new building in Mauritius with visible construction under the tiles
03 · SOUND PROTECTION

Soundproofing & floor construction

How much will you hear about the apartment from yourself later – or from the bedroom next door?

In Mauritius, apartments are built without floating screed, without impact sound insulation and without edge insulation – unlike in Germany. Anyone who values peace and quiet should be aware of this before buying.

Therefore, I examine how the ceilings and floors are constructed, what materials are used, and what functions they serve. Material thicknesses are provided.

Testing of an attachment joint on a glass and window construction in Mauritius
04 · Windows & Doors

Windows, doors & connection joints

The construction description mentions the window. But does it also mention the material with which it is properly attached?

Silicone is not the same as silicone. UV radiation, heat, Moisture and especially salt-containing near the coast Air places high demands on sealants, fittings and profiles.

Between window frames and plaster or concrete, in the tropical climate I recommend a hybrid sealant based on MS polymer: UV-resistant, permanently elastic and erasable. In the bathroom, sanitary silicone with mold protection is a must.

Therefore, I check not only whether a joint exists, but also whether the correct material was used.

Testing the floor-wall connection joint in a tiled shower in Mauritius
05 · AREAS OF INTEREST

Wet areas, tiles & sealing

How do you tell from finished-laid tiles whether they have been properly sealed underneath?

Not at all. Therefore, I check critical areas as soon as possible when they are still open: bathrooms, showers, terraces, Thresholds and pool areas.

After that, I check whether the joint materials are suitable for the respective application. Fit the load and where elastic connection or Movement gaps are necessary.

Testing a wooden fence post in Mauritius for moisture, wood protection and possible damage
06 · WOOD AND TERMITE

Wood, moisture & termites

Why does some wood in the tropics age significantly faster than expected?

Tropical sun, high humidity and strong weathering stress wood and surfaces intensively.

Therefore, I check the wood type, application area, Moisture protection, impregnation and surface treatment – inside as well as outside. Cumaru or Balau are the right choice for the exterior – what is crucial is a protection designed for tropical hardwood, including the cutting edges. In the interior, there is also the risk of termites: termites do not stop at the front door.

07 · BUILDING

Concrete, cracks & movement joints

A crack is not automatically just an optical problem.

What matters is where it arises, how it proceeds, and why it arose.

During the pre-construction phase, concrete surfaces, component transitions, and structural details can still be assessed before they later disappear behind plaster, tiles, or cladding.

Inspection of pipelines and wall penetrations during the construction phase in Mauritius
08 · TECHNICAL DETAILS

Wiring, ducts & details

What happens in places where cables are routed through ceilings and walls?

Such penetrations are often small details with great impact. I pay attention to how wiring is routed and how critical connections are sealed.

As long as everything is open, errors can still be corrected relatively easily.

FROM PRACTICE

Not theory – examples from my construction projects in Mauritius

VERTICALIZATION OF THE INDUSTRY

Golf villa: Planning changed before it was built

In the original design for the flat roof in the golf villa, only a few drainage points were provided, and in my opinion the pipe dimensions were not sufficient.

I discussed the planning and proposed a different solution. Subsequently, the drainage system was modified and connected to the sewer system. four processes and 110 mm pipes executed.

We didn’t discover the problem during the building inspection, but before it was built.

Moisture protection

Resort villa: additional protection in the foundation area

The foundation and base areas are among the most sensitive areas of a building in tropical climates.

Therefore, for a villa within a resort project, I have designed an additional Moisture protection is proposed in the foundation area.

The construction company implemented the change and I supervised the execution during the construction on site.

POOL

Pool overflow: Detail improved before it was finished

For a pool, I had the design of the overflow system revised again.

The goal was to improve water circulation and to design a system where dirt and leaves would not accumulate permanently in the corners.

The modified solution was subsequently implemented accordingly at my client’s villa.

DETAILS

Often, these are small changes with long-term effects.

Not every improvement affects the entire construction. Sometimes it is a higher quality and better suited Sealant material at a window connection.

Or the execution of a penthouse bathroom, where critical details were changed and additional Movement gaps have been taken into account.

No one will see these details again later – but their effect can be felt for many years.

What happens with my findings

My work starts as early as possible. First, I look at the plans, Building description and relevant details of the execution.

Do I spot any weaknesses or points there that I can improve? Experience should be improved; I am discussing it with the construction company., which can still be changed.

During the construction phase, I then check on-site to see whether the agreed points have actually been implemented and whether any new problems have emerged.

I document any defects and open issues that are identified and follow up on them until they are resolved or corrected.

What goes wrong in the planning process cannot simply be controlled away on the construction site.

My quality control therefore begins as early as the planning phase, accompanies the crucial construction phases, and concludes with the final acceptance of the construction.

THE FINAL CONSTRUCTION PROCESS

What do I check during the final construction inspection in Mauritius?

I review the finished property as a whole and compare it with the purchase contract, construction specifications, plans, and any agreed-upon modifications – using laser and moisture measurements, if necessary with a drone. In the end, what was actually built counts.

It’s not just about scratches, damaged tiles or a door that doesn’t close properly.

In addition, for relevant technical points, I also draw on the British Standards and technical minimum requirements relevant to the respective project for comparison.

Especially in this context, there are often differences between the intended or agreed-upon design and what was actually built.

Not every deviation can be meaningfully corrected in a building that has already been completed. But even then, it must be recognized, documented, and evaluated.

A building inspection should not only show what is visibly damaged. It is intended to clarify whether the finished construction corresponds to what was agreed upon and what was technically expected.

WHAT I CHECK DURING THE DELIVERY

Technical inspection instead of a mere visual inspection

01 Windows · Doors · Connectors

Windows, doors & connection details

MATERIALS · TEXTURES · CASES · TROPICAL PLANTS

I not only check the functionality of windows and doors, but also the materials used in connections and joints. This includes, for example, suitable silicone, polyurethane or polymer materials.

With window sills and outdoor connections, I also check water flow, slopes, and structural details such as drip edges.

02 SANITARY · WATER

Sanitation, Water & Drainage

INSTALLATION HEIGHTS · OUTLETS · WATER SUPPLY · CONNECTIONS

I check showers, sinks, toilets, faucets, floor drains, and visible pipe connections. I also pay attention to whether installation heights, positions, and distances have been executed correctly.

What is also crucial: Is the water actually flowing where it is supposed to go?

03 ELECTRICAL ENGINEERING

Electrical and technical equipment

COMPONENTS · CONNECTIONS · EQUIPMENT

I check the visible components of the electrical and technical equipment and the agreed installations.

This is not just about whether switches, sockets, or light fixtures are present, but also whether the components and connecting materials used are suitable for the specific application.

04 OUTDOOR AREAS · POOL

Terraces, outdoor areas & pool

CASES · DEVELOPMENT · EXPANSION · WATER TRANSPORT

In the outdoor area, controlled water flow plays a particularly important role. I check slopes, drainage systems, Edges, facade connections and transitions to the building.

Especially in the case of terraces and pool areas, the design must meet the special conditions in Mauritius with intensive use. Account should be taken of rainfall events.

05 LASER MASSAGE

Dimensions, areas & heights

LASER · HEIGHT OF ROOM · DIMENSIONS · APPROPRIATE PLANNING

Not everything can be judged with the eye. Therefore, I work with professional tools when necessary. Laser technology.

For example, I measure room heights, building dimensions, Take distances or other relevant measurements and compare them with the plans and agreed values.

06 DRONE CONTROL

Roofs & hard-to-reach areas

FLOORS · OUTLETS · CONNECTIONS · DROHNE

Not every area of the building is easily accessible upon delivery.

When necessary, I can control roofs and hard-to-reach parts of buildings with our professional drone.

Armin Schreiber uses a drone to inspect inaccessible areas of a property on Mauritius as part of the building inspection process.
DRONE CONTROL IN PRACTICE

Hardly accessible areas are not left unchecked

Roofs, drainage points and other hard-to-reach areas Parts of buildings can often only be assessed in a limited way from the ground.

If a safe direct inspection is not possible or advisable, I will use our professional drone.

This allows me to view roof surfaces, connections, drains, and other relevant details up close and to notice any noticeable defects. Document additional areas.

The recordings can also be included in the documentation of the construction approval if necessary.

Look there too, where you simply can't get through with a normal delivery.

DOCUMENTATION & FOLLOW-UP

From findings, a concrete acceptance protocol is created

What I notice during the construction inspection is not only discussed verbally. The customer receives a structured Report of defects or deficiencies with photographic documentation.

01

Check

Identify any defects, deviations, and open technical issues on-site.

02

Documenting

Record the position, determination and relevant details with photos in the protocol.

03

Improving

The documented points can be submitted to the developer or seller for processing.

04

Follow-up checks

After carrying out the work, I will, if requested, re-examine whether the agreed points have actually been completed.

When a defect can no longer be effectively eliminated

Not every deviation can be technically or economically justified in a pre-completed property. A clearly documented deviation can then be an important basis for further negotiations – for example, through an alternative solution or a financial compensation or price reduction.

What was promised. What was built. What was actually delivered in the end.

It is this difference that I make visible during the final construction inspection – through the comparison of plans and contracts, technical control, and quality assurance. Dimensional verification, photo documentation and follow-up inspection.

GFA & BUILDING DAMAGE INSURANCE

What kind of insurance do you have for the new construction in Mauritius?

Two things protect you: The GFA ensures that your new building will be completed. Legally required insurance protects PDS properties against construction defects after handover – even if the construction company no longer exists. Neither of them guarantees how well built it is.

BEFORE THE DELIVERY

GFA – Financial Guarantee for Completion

Bank or insurance company guarantee of completion. If the developer cannot complete the project, the guarantor will finance the completion. Your money is therefore not lost.

AFTER THE DELIVERY

Property damage insurance

Required for PDS properties. You pay for defects even if the builder is insolvent – and they also apply to the benefit of later buyers.

How long are defects in PDS properties covered by insurance?

1 year

Defects that were noted during the inspection or occurred during the first year (Guarantee of perfect completion)

2 years

Non-load-bearing components and home technology, e.g. windows, doors, sanitary equipment, electrical equipment (Two-year warranty)

10 years

Supporting components and defects that endanger stability or usability (Ten-year warranty)

The terms of payment begin with the transfer to the first buyer. However, they do not replace a thorough acceptance: Only if it is documented properly can it be enforced later on. How GFA and the payment plan interact during the purchase process will be explained below. Process of buying real estate in Mauritius.

Does the construction progress control replace the construction acceptance?

No. Both have different tasks and complement each other.

During construction

Construction progress control

Accompanies the crucial construction phases and prevents problems before they become hidden.

BEFORE THE DELIVERY

Acceptance of construction work

Systematically check the finished property before or upon handover and record any open issues in the protocol.

Those who combine both have the strongest starting position: improvements are implemented during construction, and at handover, exactly what has been completed and what remains to be done is documented.

ALSO FOR EXISTING PROPERTIES

What do I check for in a property on Mauritius before buying it?

With an existing property, I check the structural condition before signing the contract, not just at the handover. Then it is still possible to negotiate who will eliminate the defects or whether the price will be adjusted.

The location, equipment and price are quickly judged. What’s behind the fresh paint isn’t.

Visible damage and defects in the tree
Moisture in walls and floors
Roof and terraces
Targeted drainage
Window and door connections
Sanitation and home technology
Woodworking and outdoor facilities
Traces of previous repairs
HUMIDITY MEASUREMENT

A freshly painted wall can look flawless and still be damp. In most cases, repairing moisture in the soil area or in the base plate is very time-consuming.

I will clarify where it comes from: from the ground, from an unsealed pipe, due to poor sealing or lack of drainage. I prefer to clarify this question before buying it than after.

Dach inspection by drone

If the roof is inaccessible, I will set up a Professional drone with video recording One. This is how we see cracks, damage and clogged processes that remain hidden from the ground.

Who eliminates the deficiencies in an existing property?

If any relevant defects are identified before the purchase, we will agree with the seller on the work to be carried out before handover – or we will negotiate the price.

With younger PDS properties, we also check whether any claims from the building damage insurance still exist. These apply explicitly also to the benefit of later buyers. A promise alone is not enough for me in this case: During the handover, we check that the agreed repairs have actually been carried out.

BAUABNAHME MAURITIUS · QUESTIONS & ANSWERS

Frequently Asked Questions about Construction Inspection and Construction Progress Control in Mauritius

Good building control does not begin only at the key handover. The sooner I am involved in a new construction project, the better. compare planning, construction quality and actual execution. Here I answer the questions that buyers in Mauritius ask me most frequently.

01

When should I hire you for a new construction project in Mauritius?

The best time is as early as possible – ideally even before purchasing.

Then I can have construction and equipment specifications, plans, technical details, and – where available – already completed projects. View the developer's projects.

This allows points to be earned as long as changes are still relatively easy to make.

But even if the purchase contract has already been signed or the property is already under construction, a Monitoring of construction progress remains very useful.

My principle: The earlier quality issues are identified, the greater the chance of improving them before they become hidden behind plaster, screed, tiles or finished surfaces. Surfaces disappear.
02

Can I commission you even though I am not in Mauritius myself?

Yes. That is exactly why my on-site support is provided.

Many of my clients still live in Germany during the construction phase. Austria, Switzerland or another country.

I can monitor the property or construction site in Mauritius, document the relevant points using photography, and then provide you with the results digitally.

In case of necessary questions or improvements, the findings can be Points are then discussed with the builder or seller.

03

Do you only test at the final construction inspection?

No.

Pure control during key handover is too late for many technical details.

Therefore, my accompanying person can already be present at the Planning and before buying begin to discuss Construction progress checks during the construction phase continue and finally with the final construction acceptance end.

Before buying →Check the planning →Controlling construction progress →Final construction acceptance
04

What documents do you need for a building inspection?

Which documents are useful depends on the specific construction phase.

For example, the following are particularly helpful:

Purchase agreement & relevant documents Construction and equipment description Architectural plans and floor plans Technical details Amendments to the agreement Material and equipment specifications

The better the agreed performance can be understood, the more precise I can present it later with the actual execution on the construction site compare.

05

What is actually checked during a building inspection?

The exact scope depends on the property, the construction phase and the agreed service.

Typical areas include:

Roof and drainage Terraces & Slopes Windows & connection joints Sanitation & Water Management Tiles & wet areas Concrete & Crack formation Electricals & Equipment Pool & Outdoor Areas

If necessary, additional personnel will also be deployed. Laser measurements, plan alignment and inspections of inaccessible areas with the drone in addition.

06

What role do British Standards play in the building inspection process in Mauritius?

For relevant technical points, I look at which British Standards or technical requirements for the respective design can be used as a reference point.

It always remains crucial to, which requirements are agreed upon, provided for, or technically decisive for the specific project.

In practice, there are always differences between the intended or expected design and what was actually built.

Such a deviation does not automatically mean that a specific legal claim arises from it. However, it can be very important from a technical perspective and provide a factual basis for rectification, further clarification, or negotiations.
07

What happens if defects are found during the construction inspection?

The points identified are documented by me in a structured manner.

These include, depending on the situation: Description, position and photo documentation of the respective defect or deviation.

The customer thus receives a comprehensible acceptance or Defect report. This can then be handed over to the builder or seller for the rectification of the outstanding issues.

Check →Documenting →Improving →Follow-up checks
08

What happens if a defect cannot be eliminated?

Not every deviation can still be technically or economically meaningfully corrected in a completed property.

Nevertheless, the point should be documented and evaluated in a comprehensible manner.

A clearly recorded deviation can then be used as a Basis for discussions on an alternative technical solution or a financial compensation to be.

Especially for points that can hardly be changed after completion, good documentation can be particularly valuable for subsequent negotiations.
09

Do you also inspect roofs and inaccessible areas?

Yes.

If a roof or another part of the building is not safely or conveniently directly accessible, I can provide our professional assistance. Use the drone for control purposes.

This can, for example, be used to Ceiling areas, drainage points, connections and other hard-to-reach details evaluate from a significantly better perspective.

Relevant recordings can, if necessary, also be included in the documentation of the construction completion certificate.

10

Do you also measure areas, room heights and building dimensions?

Yes, provided that this is relevant for the respective exam.

For this purpose, I use professional laser measuring technology and can, for example, compare room heights, distances, and other relevant measurements with the existing plans or agreed-upon specifications.

This makes it easier to assess, whether the property actually being built is within the intended or permissible deviations.

11

Can you already assess before buying how a developer actually builds?

That is one of the most important points for me.

When a customer wants to buy a new project, I don't just look at the price. Renderings and sales documents attached.

As far as possible, I also include already completed projects and ongoing construction sites of the same developer in my assessment.

This way I can see what quality was actually delivered, which weaknesses recur frequently, and how the construction company handles necessary improvements or follow-up repairs.

This not only helps with the final building approval. It can already be decisive before the purchase whether I would recommend a project to my customer at all.
12

What does a building permit or progress inspection cost in Mauritius?

This depends on the scope of the desired accompaniment.

A single final construction acceptance has a different amount of effort than one Assistance that begins before the purchase and continues after it Includes construction progress controls.

Size, location, construction phase and the type of property also play a role.

Therefore, we will first discuss your specific situation. Afterwards you will receive a individual offer with clearly defined scope of services.

The first conversation is free and non-binding.
13

What does snagging mean during the construction inspection in Mauritius?

Snagging is the term commonly used in Mauritius for the inspection of the property before handover.

All defects are recorded in a list – the Snag List – processed by the developer and subsequently checked. Only when the agreed points have been completed should the handover take place.

14

Do you also inspect existing properties before buying them?

Yes. For a property that is already owned, I check the structural condition before signing the contract.

This includes moisture measurements in walls and floors and – if the roof is inaccessible – a drone inspection. This way, it’s still possible to negotiate who will fix which defects or whether the price will be adjusted. More about this: Check the property's condition before buying.

Which insurance policies protect me after the transfer of a PDS property?

In the case of PDS properties, the law requires building damage insurance – it also pays out even if the construction company is insolvent.

Defects that were noted during the inspection or occurred during the first year are covered for 1 year, non-loadbearing components and home appliances for 2 years, and loadbearing components for 10 years – each starting from the handover to the first buyer. The insurance policies also apply to later buyers.
